Each year, Redfin, a national real estate brokerage and website, releases a report of the Top Neighborhoods for Green Homes. This year, 2018, the Philadelphia neighborhoods or Chestnut Hill and Spruce Hill ranked 3rd and 4th, respectively!
Redfin scans the information included in each listing for indicators of green practices such as energy efficiency and solar. According to their latest analysis between January 2017 and April 2018, 59% of houses sold in Chestnut Hill listed at least one “green” feature. Additionally, houses highlighting green features sold for an average of $40,000 more than their non-green counterparts.
Nationwide in 2017, green houses sold for $46,532 more than their non-green counterparts! That’s up from $33,894 two years prior, demonstrating that Americans are increasingly looking for greener houses to live in, and are willing to pay a little extra for it. Home owners looking to sell their home in the Philadelphia area should keep this in mind when considering what home renovations they want to undertake.
In years past, other Philadelphia neighborhoods have also made the cut, including Villanova taking first place in the 2016 analysis. William Penn original envisioned Philadelphia as a ‘greene country town’ during its founding in 1682. Today, initiatives like the cities commitment to reduce carbon emissions 80% by 2050 shows an enduring interest in green development. Redfin’s numbers show that this effort is being driven not only by the municipalities and city officials, but being demanded by the citizens too.
